Weekly meetings can be arranged for progress updates. These meetings are properly documented in order that everyone involved is aware of every stage of the project.

We will assign you a dedicated project manager responsible for the running of the site. This ensures you are constantly informed of our progress.




Our Process


There are two type of design & build fit out Category ‘A’ and Category ‘B’


Category ‘A’

Commonly known as shell and core, this is usually undertaken by landlords who want to update their office floor/s for new tenants. This is sometimes an existing building shell which is stripped back and then refurbished or it’s a new office building requiring this type of service.


Category ‘B’

This service is usually where the new tenant takes over the office space. Sometimes tenants take on the role to do category ‘A’&’B’ together with a cash insentive from the landlord to do his part of the works.

Category ‘B’ is where the cat ‘A’ is developed on to form your new office environment. This is the stage where we can focus on the office design and build process.

What we do!

Once the design process has been undertaken the project is reliant on the project management methodology. Both services within the design and build service go hand in hand, this co-ordination between design and project management is something that we’ve perfected over the years.

We have a brilliant supply chain of suppliers including raised floors, Suspended ceilings, lighting, air-conditioning, IT infrastructure, joinery, furniture, fire alarm services and many more. Whatever you need we’ve got an approved supplier who gives us the best rates.

Our Office Design & Build


  • Process the brief.
  • Produce a site survey of your existing or new office.
  • Catagory 'A' and or 'B' Office Design & Build.
  • Measure existing furniture & storage.
  • Produce space plans cat 'A' and or 'B' in line brief.
  • Generate 3D visuals of your office.
  • Create finishes boards and schedules.
  • Produce a cost plans and agree the budgets.
  • Present the scheme and signoff with the client/ landlord
  • Liase with the local authority and landlord.
  • Generate the site plan with key dates.
  • Construction phase - Start design & build process
  • Snagging (done within the construction phase)
  • Produce O+M manual for client and landlord.
  • Hadover the project.
  • Aftercare snagging.
